    Design of a multifunctional building in center of the city.

Building orientation and concept

The concept for the design began with an analysis of the technical and orientational possibilities of the building, which is currently located on the relevant plot of land at hand. The economically inefficient possibility of creating the requested number of parking spaces for the given building ended up being a deciding factor for the building’s overall design. Therefore, we decided to take a different route and design a new building altogether.

The building had to meet a certain number of requirements. The plot of land itself presented a challenge, as it is located in a very complex urban environment, which instantly became the main issue for the entire project’s design. On the one hand, the plot borders with the historic city centre and on the other, it’s situated in close proximity to a modern football stadium and a busy street.

The aim was to design a multifunctional building that creates the ideal conditions for future users while also respecting the original character of the city centre and still offering its own architectural identity thanks to a sleek new design.

We have, therefore, created a concept that fits in seamlessly with the historical context of the area thanks to our dimensional and material solutions. By breaking the façade and roof down into smaller blocks, we managed to achieve both an acceptable and pleasant volume for the building's total mass. However, the dynamics and division of the building’s windows, as well as the execution of the finer details, already reflect current architectural trends.

Layout and functional use

The functional content was defined under three main groups: residential, commercial operation, and parking. The building's ground floor opens at a slight distance from the side of Kollárova Street onto a street space where commercial traffic will be accessible to the public.

The leasable area has been designed with maximum flexibility, which will provide for a wide range of layout options for future tenants - which also includes, for example, the possibility of dividing the area into three smaller autonomous units.

The inner courtyard as well as the entrance to the car lift will be accessible from the less busy Športová Street. The shared inner courtyard, which is, in fact, the green roof of the underground level, brings the apartments up to a higher standard of living. This courtyard and its surrounding galleries are reminiscent of aesthetically pleasing atriums, which are commonly found in historic buildings and typical of European cities but are to be architecturally incorporated into the current design.

This space will be used for relaxation and promote shared communal living for the future residents of these five apartments. The apartments located in the attic space will also bring interesting spatial solutions in addition to a high-quality layout. In certain places, the inner ceiling mimics the shape of the roof all the way up to the top, thereby creating an above-standard clear height and an interesting space volume in the apartment interiors.

The most complicated issue for us was finding a solution for static traffic. The requested number of parking spaces partially defined the maximum functionality and usable area of the building. It was, therefore, important for us to find the most efficient parking options possible. To reduce the area required for vertical communication between the street and the basement, a ramp was replaced with an automatic lift platform. By incorporating three car loaders, we managed to increase the total number of parking spaces on one floor by two thirds.

These solutions replaced the construction of another technically and financially more challenging underground level and resulted in financial savings for the investor, who could use the money instead to invest in quality architecture and a higher standard of living for the future residents of this apartment building.
