    Kittsee family house

    Project of a family house with generous land area in a small village nearby Bratislava.

The project was affected by many factors

From the beginning of the design process the client´s instructions were clear. However, strict local regulations and the location and orientation of the land did not simplify our task.

The last undeveloped land between the existing buildings is located near a busy road. Entry is defined by an existing pavement. The surrounding family houses are built further back from the street. Moreover, a three-storey apartment house is located behind the rear border of the property.

The client´s highest priority was to have a sufficiently bright interior and spacious rooms. Of course, there was a requirement to maintain privacy for undisturbed family time.

Shape and material design

We were attempting to place the relatively large area of the family house sensitively into the surroundings. Therefore, the two-storey building was situated in the back part of the property, ensuring privacy. The single-storey building was situated in the front part, which secured gradation of the buildings from the street.

Local regulations did not permit high, non-transparent and solid fencing from the street. Therefore, we planted a line of trees in the front part of the plot. This solution secures sufficient privacy and creates a pleasant environment.

Layout

The floor plan of the house divides the plot into the entrance, the entrance to the house and to the garden which is oriented to the south. The living area, indoor pool and all the rooms (except the bedroom) are oriented to the south. This secures perfect brightness of the interior. The interior is protected against overheating by protruding consoles.

A garage for four cars and the complete house technology is located in the basement. The day rooms are closely connected to the garden; the swimming pool and the part for the parents are located on the first floor. The interesting thing about this project is that the indoor pool is connected with the living room through the winter garden. In the summer months it is completely open and serves as an outside roofed terrace.

A gallery with a staircase and suspended bridge, which is the dominant feature of the interior, is located above the living room. The second floor includes a guest room, children´s rooms and the Client´s study accessible via a footbridge.

Materials

We used the materials very elegantly and with a sense of the surrounding development. The base is a white plaster. Some exterior and interior walls are faced with large-format wooden panels which supports the pavilion impression.

In order for the house not to look too massive, we have created a green roof and a façade which also creates a barrier against overheating of the roof in summer.

The most attractive elements of the façade are the ornamental screens. These soften the functionalist look of the family house and present a simple but distinctive detail.

This family house is also very interesting from a technological perspective. Large ceiling spans, and almost invisible walls inspired us to look for non-standard building materials and solutions.

Therefore, we have designed the house from laminated solid wood panels (Cross-laminated timber (CLT) panels) and steel elements. CLT panel technology brings a whole new perspective in the civil engineering industry, so when designing we were pleased to use all the possibilities of this new technology.
